Looking at Zoning

Bylaw #2011 being rewritten

Map below from PDF zoning map – pink line = 2nd Ave

 

Image left taken from area of dashed square on next map --- shows from Mall west to 5 Corners

The point here is all those zonings within such a small area

Thus C1, C2, C3, C4, C5, C8, R2, R4z, P1, P2, M1, M2, with A1 cut off

You get my point and perhaps its time to clean this up – simplify?

How these defined and present regulations in Zoning Bylaw NO. 2211, 1980 – PDF is 180K

R2 Two Family Residential—

R4Z Multiple Family Residential—

C1, C2, C3 Core Commercial 1, 2 & 3

C 4 Service Commercial 1

C5 Service Commercial 2

C8 Service Station Commercial,

P1 Schools, Institutional, Public Uses

P2 Public Parks and Recreation,

A1 Amenity 1

 

I think the Parking requirements are most ‘out of date aspect of Bylaw – along with its Byzantine-ness from so many amendments dating from 1981 to 2006 – almost yearly at times

Differences??

C1 shall not exceed five (5) storeys.

C2 height of any building shall not exceed twelve (12) metres.

C3 height of any buildings shall not exceed seventeen (17) metres.

 

 

More on zoning later

Tomorrow I will look at the ‘squeaky wheels’ and option Council chose – it was not the one shown in Wednesday PRDN – which looks like a mistake
