2nd overview

Confection? Or meat & potatoes?

  At 2nd overview – worried that while this plan has nice sounding phrases and ‘sound bites’ – it falls short in substance

 

But again public sessions will be crucial – for both comprehension of what implied and chance to see if willing to change/ modify

 

For me the biggest problem is lack of public access to waterfront

 

Where are the City Limits?

One of the ‘smartest’ things done by Mayor Lester was to include Kaien / Watson Island (pulp mill) and Ridley (?) within city limits of Prince Rupert

 

One of limitations this plan is that it mainly treats ‘traditional’ city limits = ‘town site area’ in fig left

 

I suspect this could have long term implications both positive and negative --- who provides sewage to areas now not hooked into infrastructure etc

Note I have highlighted/ paralleled  the fish bearing stream into property – I suspect it has been given ‘special’ treatment --- for set backs etc and I suspect it goes farther into residential area than depicted here --

While this OCP plans to be ‘flexible’ and not prescriptive etc – the rationale for these scattered ‘Business Commercial’ escapes me—in figure below corner stores and MacDonalds fast food seem to be the sites—Not sure what it is in Seal Cove – presumably the pub and not the storage warehouses

But these should be one off—if site redeveloped should have to reapply --- plus if Pub given this classification then why not re-think this – thus used to be a pub at Fairview docks area – and if ‘Transport’ hub (discussed later) sited out there – all the more reason for small commercial areas selected now

Let the public speak – and be interpreted by ‘professionals’

This OCP prided itself on doing a phone survey to find out what public really wanted instead of what a few loud mouths said it wanted ---- One could have extreme reservations on their methodology – and how it may represent Prince Rupert public’s opinion

But for moment lets use example on left --- trails are a major item in this report – at least say in comparison to ‘health care’ or affordable housing or assisted living --- so we are told the public really wants more trails etc – and we will give you an objective target to be reported upon later (by same consultants presumably) ---- Like I said ‘I have problems’ with this – though in broad overview it is a great document – will be put on city web site soon I am told
