Subdivisions on QCIs

A note on the ‘budget’--- At meeting Barry Pages said extra $$ needed in 2007 would come out of ‘reserves’ --- I have been told these are all ‘statutory reserves’ – thus can only be spent for what they were originally intended (Unless bylaws changed)

 

There were 2 sets of Land referrals at meeting: 2 from Sandspit area and 4 from Chown River area which Ian introduced at meeting --- some hesitation to accept them as not on agenda but Ian Hetman (Area D) pointed out had to be acted upon before next meeting as ‘window’ to comment soon over

 

 

Logging companies divesting?

Both properties seeking subdivision from Sandspit area owned by logging companies

Teal Cedar wanted to divide larger property into smaller lots – as shown left – presumably to sell individually

The sale of this forestry based site perhaps suggestive of economic changes in QCI if not the provincial economy, that selling the forest lands for housing/ sports lodges/ tourism is more lucrative than using for logging (see Teal Cedar web site history as model for forestry changes/ evolution  – here framed as little guy(s) makes good)

QCI section of TFL 47 was based from this Sandspit camp in past.

One of the sites had to get permission not only to remove from forest reserves but also Agriculture lands reserves --- thus QCI settler economy went from agriculture to fishing, then to forestry and now tourism. It would be interesting to see if census data would support this hypothesis.

 

Flipping properties?

All 4 (3?) of these lots were to be divided in half, apparently by different people/ owners, but I note on Niho that all these properties recently changed hands. (see this page for location Chown R on QCIs etc)

Looks to me like trying to ‘flip’ these ocean front lots to cash in on the tourism/ sport fishing market that has developed on QCIs.

 

 

 

Problems?

One might question sewage and water provision if subdivisions are to become more frequent

 

Plus given concerns about beach erosion and storm surges with rising sea levels – would like to see implications for sub-dividing shore etc

 

But none of this can be 2nd guessed from PR without access to studies etc --- one survey referred to 1909 survey shore line and gave additions and losses on map --- interesting
