Very Good presentation by proponents

 

L&M Engineering brought their planner and manger

CIF Construction and Northern Capital Wood Products had spokesmen

All these were from Prince George –

 

Came well prepared to speak for this 16 lot development in Edwards Avenue/ 11th Avenue East area

 

Complicated transactions

Not only is there zoning residential to be dealt with but re-zoning from previous designation of ‘open spaces’ and ‘Utilities’ – but alos ‘set backs’ from salmon bearing stream – and even concept of quality of run-off produced and its effect on Hays Creek --- and all this ‘paper work’ must be dealt with before even property sale consummated etc

 

16 properties in 300T$ price range

This is the proponents diagram—includes the 16 lots plus the present zoning.

Yellow is R2 residential; green is ‘open spaces’ and purple is ‘Utility’ –

Council and public brought forward several good questions --- the image left is from city

 

DFO wanted 50M setback from hays Creek – closest point is pink line which is about 47

 

There was also questions about retaining trees and view

Heather, the L&M Engineering Planner said she was not expecting to take a ‘walk in the woods’ so had not worn anything but her high heels – seems some Council and proponents walked the site Monday afternoon --- and I will have to do the same before continue discussion --- but I am forewarned and will wear boots
