Edward Street

Street exists only on ‘paper’

 

Complex transactions including ‘closing’ part of a street that does not exist as yet

And selling parts of if to developer

 

While this is a great boost to Rupert ‘self confidence’ and a plus for Rupert’s future prospects

I have enclosed the sub-division in red square

 

The proponent, named as in accompanying documentation is PG developer.

I am told they bought the vacant lots ‘on the local market’

 

Presumably they will make the Edward Street into a cul-de-sac

 

(see below image for portions of street the city will sell them

I have placed pink bars in the 2 portions of ‘Edward street’ to be sold to developer --- there is some humour here as these paper streets have to be officially removed from provincial & city plans and thus be ‘officially’ closed off to make a ‘cul de sac’

 

Here is the questionable part

The area with pink bar is unsurveyed land which will presumably have 20+ twenty-five foot wide lots or about 10 building lots (the blue bar is same length as pink bar)—total asking price for this block of 53T sq feet is 49,752$ or about <5T$ per 50x100 foot building lot

 

Cheap land – but alternatively ‘useless’ at present
