The size of this ‘future expansion’ (19780 sq ft) does not seem to fit the property – But Council will just give them more land later I’d guess

 

 

Retail 3 --- the Big Box store

At 97,384 sq ft it makes up 53% of phase 1 floor space --- Presumably it will be something like Canadian Tire --- and smaller stores will be a ?super market food outlet (according to rumors)

 

 

Site 3 and ‘set backs’

Green Creek

Retail expansion of retail 3 goes beyond ‘set back’ --- not clear why / what ‘set back’ is --- safety? Slides from mountain? Or zone stream protection (Green Creek – blue arrow)

If latter all ‘we’ have to do is kill the fish – end of problem --- and Given Harper team in Ottawa – a compliant DFO might be expected  

 

 

 

Retail 2

Again hard to tell from the drawings but expansion seems disproportionate to the lot size—unless around outside as at yellow arrow
